Below are questions other DHC customers have asked about the steps in building a home and design procedure while your new home is being constructed. As established new home builders, we want to answer any questions you have throughout the home building process. If you have a question that is not answered here, please contact us so we can better assist you.


What occurs during closing on my DHC home?
Closing (or settlement) is the process that passes ownership of a property from seller to purchaser. During closing, your sale is finalized and the title for your new home is transferred to your name. Our counselors will be there to help you through the process.

Please make sure you bring the following to your closing appointment:

  • Your complete home purchase agreement
  • Valid photo ID for each borrower, including spouses, on loan.
  • Certified funds for down payment /closing costs-- cashiers check, wired funds, money orders or personal checks
  • Any conditions/documents your lender may have required that you provide at closing.

All listed borrowers on the loan and the spouses of those who are legally married.

You will receive at time of closing:

  • United Home Insurance (UHIC) warranty acknowledgement
    Copy of signed closing documents


What are the steps in building a DHC home?

Is it okay to visit my home while it's under construction?
Due to construction hazards, the safest plan is to wait until a scheduled site visit. At that time, a trained construction team member can walk you through your home and answer any questions in the process.

What can I expect at my DHC Design Studio appointment?
Your Design Consultant will assist you with the decorator finishes, patterns and colors to personalize your new home. He or she will also explain and finalize the included and optional upgrade features of your new home, detail the building schedule, cut-off guidelines and disclosures, and supply the construction team with your selections so they can deliver your home on schedule.

Selections that will be made at your appointment:

  • Appliances
    Cabinets (e.g. White, Oak, Maple, or Cherry)
    Countertops (laminate, silestone, CorianĀ®, or granite)
    Fireplace Surrounds (i.e. tile)
    Flooring (e.g. carpet, tile, hardwood, or laminate)
    Lighting (community specific)
    Plumbing Accessories (e.g. faucets, and sinks)
    Window Treatments (e.g. mini blinds or 2" faux wood)


Helpful hints:

  • You must schedule an appointment for design consultation within 7 days of signing your purchase agreement
    Your appointment will take 2 1/2 hours, depending on the options and upgrades available for your floor plan
    Any changes to your selections must be made within 3 business days of your appointment.
    Certain options may not be available depending upon the construction stage of your home.


What should I bring to the Home Design Studio appointment?
To help you and your Design Consultant to best select the decorator items that match your tastes and lifestyle, you may want to bring fabric swatches, wallpaper samples, photographs of furniture, and pictures from magazines of cabinets, countertops, and flooring. What to bring to your appointment:

  • Fabric and wallpaper samples to help make your color selections for your home
    Method of payment for a deposit
    Your Homeowner Manual


When should I schedule my movers?
DHC will provide you with an estimated date of closing and occupancy of your new home throughout the process, but there are many variables that occur in the construction process. Usually, it's best to wait until about 30 days prior to close to set a tentative date with movers or trucking companies, and to secure that date at 14 days prior to close.

When can I start moving my possessions in to my new home?
As soon as all the paper work is signed on your closing date, you can start moving your things into your new home.
